MIND公布华君健康城二期(利君中心)项目。该项目位于西安市莲湖区土门商圈,总建筑面积8.08万平方米,包含2座办公塔楼、4层商业裙房、地下3层车库及局部地下商业。MIND认为,在宏观经济下行的背景下,综合体项目开发的成功,需综合权衡商业定位、建筑风格、特色创意、造价及运营成本、空间实用性、功能可变性等多方面因素。

面对狭长的用地尺寸限制、日照影响以及业主要求的业态可变性等多重挑战,MIND打造了外走廊单动线的商业模式+退台式办公双塔形象,最大化提高地块的商业价值,并为未来不确定的业态运营预留充足可能性。塔楼核心筒偏心北侧设置,将塔楼可建南北进深不足的劣势转化为优势,为办公或未来的公寓、酒店业态提供更舒适易用的南向开阳空间。塔楼形态简约规整,通过体块的退台错位,不仅减少了对北侧住宅的日照遮挡,而且营造出多层次立体空中花园。底部裙房流畅自然且变化丰富,参数化渐变设计的表皮将四层通高的特色中庭包裹起来。室内设计呼应外部横向线条,回应“鸣凤栖梧桐,丝路系八方”的设计概念。

MIND unveils the Rejoy Center project, located in Lianhu District, Xi'an City. The development spans a GFA of 80,800 sq m, comprising 2 office towers, a 4-story retail podium, and a 3-story underground garage. MIND believes that in the current context of macroeconomic downturn, the success of mixed-use project development requires comprehensive consideration of factors such as commercial positioning, architectural style, creativity, cost, and functional variability.

Faced with multiple challenges, including the site's long and narrow shape, sunlight impact, and functional variability, MIND has designed a business model with a single-sided and single-circulation approach to maximize the commercial value of the land and preserve the possibility for future adaptations. The core of the office tower is strategically placed on the north side, providing a more suitable space for offices or potential future apartments and hotels. The tower's shape is simple yet elegant, and by setting back and staggering the tower blocks, it has not only reduced sunlight shading to the north but also created a multi-level sky garden system. For the podium, the design features a parametric gradient skin that wraps the four-story characteristic retail atrium. The interior design echoes the horizontal lines of the exterior facade, responding to the design concept of "the phoenix nests in the sycamore tree, and the silk road connects guests from all directions".
